Apple has expanded its footprint in Hyderabad once again, leasing an additional 64,125 square feet of office space at the WaveRock campus in Nanakramguda. This move strengthens the city’s position as one of Apple’s most important global technology hubs and underscores the company’s growing reliance on India for engineering and development.
Details of the New Lease
The new lease at WaveRock Tower 2.1 started on July 1, 2025, and will run for five years. Apple will pay a monthly rent of ₹80.15 lakh with a security deposit of ₹4.8 crore. The agreement also includes a 4.77% annual rent increase.
The per-square-foot rent is split as:
- ₹74.18 for warm shell space
- ₹50.82 for fit-outs
This totals ₹125 per sq ft each month.
With this expansion, Apple’s total footprint at WaveRock has crossed 569,000 sq ft, making it one of the company’s largest offices outside the United States.
Hyderabad has long been a strategic location for Apple. Since opening its first office at WaveRock in 2016 with 232,000 square feet, the company has built a strong presence in the city, particularly through its Apple Maps development and geospatial technology teams. Over time, this hub has grown into a central site for Apple’s global software development and backend engineering operations.
Industry analysts say the latest expansion signals Apple’s long-term commitment to India, at a time when global supply chains and technology investments face increasing uncertainty. Hyderabad is not only becoming a magnet for multinational firms but is also competing with Bengaluru and Gurgaon for top-tier office space in India’s Special Economic Zones (SEZs). Apple’s rental deal reflects the rising value of premium SEZ campuses, where global firms are willing to pay higher rates for infrastructure and location advantages.
Beyond real estate, Apple’s decision carries broader implications for India’s tech ecosystem. The Hyderabad office remains a critical hub for software development, mapping services, and backend engineering, and the new lease is expected to support Apple’s wider strategy of scaling up both R&D and retail operations across the country.
