Anvita Group has announced a major milestone in its real estate portfolio with the launch of the ‘Ivana’ project in Kollur, near Hyderabad. The project, valued at Rs 2,000 crore, spans 12.9 acres and will deliver 1,850 residential units across two phases.
Project Overview
The premium gated community of Ivana is set to transform Kollur’s skyline with its ambitious design and scale. The first phase, covering 3.5 acres, will feature two towers of 15 floors each, totaling 450 units. This phase is projected to be completed and handed over to residents by December 2024.
The second phase, more expansive at 9.25 acres, will include four towers, each soaring to 36 floors. This phase will add 1,400 units to the project, with completion aimed for 2027. Atchuta Rao Boppana, Chairman and Managing Director of Anvita Group, announced an attractive initial offer of Rs 6,500 per square foot for early buyers.
Investment and Construction Details
The development of the first phase is estimated to cost Rs 380 crore, while the second phase is budgeted at Rs 1,600 crore. The project will offer a variety of living spaces,
including two and three-bedroom apartments ranging from 1,360 to 2,580 square feet. The top floors (35th and 36th) will house luxury four-bedroom sky villas sized between 2,900
and 5,070 square feet. Anup Boppana, Director of Anvita Group, highlighted that the first phase will cover 8 lakh square feet, with the second phase spanning 28 lakh square feet.
Inclusivity and Amenities
Emphasizing inclusivity, Atchuta Rao Boppana noted that Ivana is designed for all income groups. Reflecting on his own middle-class background, he stressed the importance of creating a community that meets diverse needs. The project will feature two clubhouses,
each covering one lakh square feet, a garden, a swimming pool, and extensive sports facilities, including walking and cycling tracks. The towers will also include three levels of basement parking and dedicated floors for children and adults.
To enhance community living, Ivana will provide a 3.5-acre park and facilities to host functions for up to 1,000 guests. Additional amenities include a supermarket, bank, tuition rooms, a crèche, and work-from-home facilities.
Practical Considerations
Addressing practical needs, the project will include arrangements for funerals, such as a freezer system to accommodate up to three bodies, ensuring families can gather from distant locations without additional stress.
